Department Overview
PG&E’s Corporate Real Estate Strategy and Services (CRESS) organization is responsible for governing, planning, acquiring, designing, constructing, operating, and maintaining 8.2 million square feet (sq. ft.) of facilities throughout PG&E’s 72,000 square mile service territory. Facilities include but are not limited to PG&E Oakland General Office of 28 floors, service centers, data centers, contact centers, office buildings, shops, warehouses, construction and equipment yards, vehicle maintenance garages, and meeting and training facilities.
Position Summary
The Building Crew Leader is a working leader who demonstrates the qualifications of a Lead Building Mechanic. This role involves supervising coworkers engaged in the operation, maintenance, and minor construction of buildings and related systems. The successful candidate will possess strong leadership qualities and supervisory skills, and familiar with the high-rise building to which they and their team are assigned to.
The Building Crew Leader is expected to understand and effectively communicate the company’s safety and maintenance standards, along with accounting procedures and other relevant rules and regulations. Key responsibilities include planning, scheduling, and assigning client-requested work orders, repair work orders, and preventative maintenance work orders to Facilities Maintenance coworkers. Additionally, the Building Crew Leader will monitor performance measures for their assigned work group. They will oversee the operation and carry out various supervisory duties, which may include the implementation of preventative maintenance programs, inventory control, and the inspection, testing, and maintenance of fire alarm systems and other life safety systems, as assigned by building management.
PG&E is providing the hourly rate that the company in good faith believes it might pay for this position at the time of the job posting. This position is subject to collectively bargained hourly wage rates and increases. The starting wage rate for this position is $64.99 per hour. This wage rate is specific to the locality of the job. The wage rate is based on multiple factors, including, but not limited to, specific skills, education, licenses or certifications, experience, market value, geographic location, collective bargaining agreements, and internal equity.
Job Responsibilities
- Maintain and operate critical electrical systems from a utility point of service, main-tie-mains, electrical distribution boards, emergency distribution boards, automatic transfer switches, static transfer switches, and power distribution units.
- Maintain and operate emergency generators, load bank systems (reactive & resistive), fuel delivery systems, fuel storage systems, and fuel leak detection systems.
- Maintain and operate mechanical and hydronic cooling tower systems, pumps, VFDs, chillers, Water Source Heat Pumps, and computer room air conditioners.
- Maintain and operate critical fire and life safety detection and protection systems.
- Maintain and operate building automation controls systems including sequence of operations protocol, active monitoring, and executing changes of state as/if needed.
- Provide training and professional development of Building Mechanics when appropriate.
- Oversee the implementation of PG&E’s orientation, safety, and training programs for mechanics as time and resources allow. The Building Crew Leader will support the training and professional development of Building Mechanics when appropriate.
- Monitor open work orders daily, regularly review workflow and load for all coworkers in area team. Participate, delegate and direct to ensure safe, timely completion of work.
- Collaborate with Contractors, Occupancy Planners, Project teams, and others to deliver improvements.
- Interact regularly with the Alliance Partner to ensure and improve accuracy of scheduled work orders and asset information.
- Assist area Facilities Supervisor with hiring new team coworkers.
- Assist Facilities Supervisor to maintain compliance with all City, State and Federal safety and environmental laws, codes, standards, and regulations.
- Maintain current and historical preventive maintenance and repair records on all mechanical equipment within Corrigo and other systems of record.
- Purchase supplies and services required within the area of responsibility and approved budget guidelines.
- Follow and maintain all current emergency procedures set forth by CRESS and the assigned properties, including but not limited to:
- Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent.
- Assist emergency authorities and response teams in capacity of fire/life safety director.
- Comply with all PG&E facility standards and company policies.
Qualifications
Minimum:
- Must possess and maintain a valid Class C California Driver's License by Day 1 of hire
- Ability to lift 50 lbs.
- Competency in interpreting and applying understanding of key financial indicators to make better business decisions.
- Competency in providing direction, delegating, and removing obstacles to get work done.
- Knowledge of facilities management, codes, and maintenance as needed to perform at the job level.
- Knowledge of relevant federal, state, and local regulations and laws - for example FERC, NERC, CAISO, CPUC - as needed to perform at the job level.
- Knowledge of relevant federal, state, and local safety regulations and laws - for example DOT, OSHA - as needed to perform at the job level.
Desired:
- Ability to use currently available software programs to communicate and coordinate across the enterprise. (Microsoft Office, Corrigo)
- Ability to read and understand information presented in graphics, maps, schematics, or diagrams as needed to perform at the job level
- Skill in troubleshooting by determining causes of operating errors and deciding what to do about it as needed to perform at the job level
- Demonstrated safe use of hand, portable power, and construction tools as related to job
- Possess leadership experience, job-related, 5 years
- Experience in maintenance, commercial buildings, 5 years
- Technical experience in high-rise building infrastructure with background in HVAC, electrical, plumbing, and/or equipment repair and maintenance experience, 5 years
- Proficiency with Building Management Systems controls , e.g., Automated Logic, WebCTRL, and/or Johnston Controls
- Experience in energy management systems, or related, 3 years
